Crawl space repair in Nampa

Nampa has a little of everything: older homes around downtown and the north side, and new subdivisions going in on what used to be farm ground. Indian Creek runs through town, and irrigation canals and drains run all through the area.

That mix means we see everything from an old house with no barrier at all to a ten-year-old crawl space that takes on water every July.

What we run into in Nampa

No barrier, or close to it

Older homes where the ground is mostly bare dirt, or the plastic has broken down to scraps.

Canal-season water

Homes near canals, drains, or Indian Creek can see the water table rise while irrigation runs.

Why it’s dry in March and wet in August.

From roughly April to October the canals run full for irrigation. In parts of Nampa, that pushes the water table up, and it comes into the crawl space from underneath, not through the walls.

What that means for you: a crawl space that looks fine at a spring inspection can have standing water by midsummer. If you put a new barrier down without handling that, the water ends up trapped under the plastic.

If yours is wet in summer and dry in winter, it’s probably groundwater, not a leak. That’s the first thing we check. Water removal and sump pumps
