Crawl space repair in Middleton

Middleton sits along the Boise River between Star and Caldwell. The old town core is small, and most of the growth has been new subdivisions on the farmland around it.

Much of that ground is low and close to the river, so seasonal groundwater is the first thing we look for under a Middleton house.

What we run into in Middleton

Low ground, high water

Homes on lower ground toward the river can see the water table come up in summer.

Sump pumps that can’t keep up

Undersized pumps or bad discharge lines that send the water right back toward the house.

New-build barriers

Thin plastic that was laid loose and never sealed to the walls.

Why it’s dry in March and wet in August.

From roughly April to October the canals run full for irrigation. In parts of Middleton, that pushes the water table up, and it comes into the crawl space from underneath, not through the walls.

What that means for you: a crawl space that looks fine at a spring inspection can have standing water by midsummer. If you put a new barrier down without handling that, the water ends up trapped under the plastic.

If yours is wet in summer and dry in winter, it’s probably groundwater, not a leak. That’s the first thing we check. Water removal and sump pumps
