Crawl space repairs on a closing date.

When the home inspector flags the crawl space, you need three things fast: a scope you can put in the repair request, the work done before closing, and proof it was done. That’s the whole service.

From inspection report to closing

Five steps, planned backward from the date on your contract.

  1. Day the report lands

    Send us the report

Forward the inspector’s crawl space notes and your closing date.

  2. Inspection

    We look for ourselves

We go under, measure, and photograph what’s actually there.

  3. Repair request

    Written scope for the RE-10

Plain line items the agents can reference in the repair request.

  4. Before closing

    Work scheduled to the date

We plan the job backward from your closing date.

  5. Closing

    Photo report to both agents

Before and after photos and what was done, sent to both sides.

Who we work with

Buyers

Your inspector wrote up the crawl space. Before you ask for a repair or a credit, get a real scope so you know what you’re asking for and what it should cost.

Book an inspection

Sellers

Respond to the repair request with a written scope and a firm date, or get ahead of it and fix the crawl space before you list.

Agents and inspectors

Send the report and the closing date. Both agents get the scope, the schedule, and the photo report when it’s done, without a lot of back and forth.

Send us a report

What you get on paper

The written scope

Written in plain line items so your agent can reference it in the RE-10 repair request. Your agent decides how it goes into the paperwork.

  • What we found, with photos
  • What we’ll do about it, in order
  • Materials we’ll use
  • Price for each line
  • The date it will be done

The photo report

Sent to the buyer’s agent and the seller’s agent once the work is finished.

  • Before, during, and after photos
  • What was done, line by line, matched to the scope
  • Completion date
  • [Warranty terms that transfer to the buyer, if any]

For agents and home inspectors

If you’re sending clients our way, here’s the easiest way to do it.

Email the inspection report and the closing date to [Email], or have your client book below and choose “I’m an agent” if you’re booking for them.

We’ll copy you on the scope and the photo report.

[Referral arrangement or agent contact preferences, if any]

Home-sale questions

Can you get it done before closing?

Tell us the closing date when you first contact us. We’ll tell you up front whether we can make it, and if we can, we schedule the job backward from that date. [Typical lead time from inspection to finished work]

Who pays for the work?

That’s between the buyer and seller, and it usually gets settled in the repair request. [Who you bill and when, e.g. paid at closing or on completion]

Can sellers have the crawl space done before listing?

Yes. Fixing it before the buyer’s inspection takes one item off the report, and you’ll have photos and a written record of the work to share.

What goes in the photo report?

Before and after photos, a list of what was done, and the materials used. It goes to both agents, and to whoever else you want it sent to.
